Black Boots Shortlisted for PropTech Provider of the Year

May 28, 2025

We are honoured to be shortlisted for The Property Institutes ACE Awards in the ‘PropTech Provider of the Year’ category. This recognition reflects our ongoing commitment to delivering measurable value to property professionals across the UK. We’re particularly proud of our impact on building safety, where we’ve enabled over 144 individual buildings to achieve critical safety case reporting in less than 10 minutes after safety case upload, dramatically improving efficiency and compliance.

The Challenge We Set Out to Solve

When the Building Safety Act 2022 introduced new compliance requirements for high-rise residential buildings, we witnessed firsthand the strain this placed on property managers. The complexity of safety case reporting, coupled with limited resources and the ever-evolving guidance and regulations, led to uncertainty and stress across the industry.

One day, our Managing Director, Richard Shine, asked ‘what if AI could write a safety case report?’, a seemingly simple question that laid the foundations for the company we are today.

The Challenge We Set Out to Solve

At Black Boots, we believe that true innovation isn’t just about creating new technology, it’s about delivering real value that simplifies complex tasks, making them manageable work for our clients. We achieve this through rigorous research & development, fostering strong customer relationships, and streamlining compliance efficiency, ultimately transforming challenges into practical solutions.

Rather than viewing regulatory requirements as an administrative burden, our clients now view compliance as a valuable asset. We achieve this by streamlining safety case reporting, providing AI-powered actionable insights, and simplifying building safety management. This allows property professionals to dedicate their time to more crucial tasks, like engaging residents and prioritising building safety.

BB-SCR has delivered quantifiable benefits to clients and the property management sector:

  • Supported over 144 individual high-rise buildings in achieving faster reporting
  • Reduced report generation time to under 10 minutes once safety case is uploaded
  • Secured major industry players as clients
  • Eliminated paper-based reporting, supporting sustainability initiatives
  • Decreased compliance-related expenses for clients

In an industry where regulation is still relatively new, and the Building Safety Act 2022 is arguably still in its infancy, our solutions give property managers complete confidence in their regulatory obligations. What’s more, our technology helps foster stronger relationships with residents, transforming reactive maintenance into proactive protection.

Beyond Software: A Complete Ecosystem

Our foundation at Black Boots is our innovative AI-powered SaaS solutions, but we believe in delivering complete value that extends far beyond software. We’ve developed an ecosystem of complimentary services and products. To fully support the industry.

  • BB-SCR: Our flagship AI-powered safety case reporting platform.
  • PropGuard: Our safety management system with the newly launched Resident Engagement Module that helps “Transform resident relationships into your strongest safety asset“.
  • Specialised document services: Including Mandatory Occurrence Reporting Policies and Resident Engagement Strategies.
  • Educational webinars: Positioning ourselves as educators to bridge the knowledge gap in regulatory compliance.
Excellence Through Standards

Our commitment to quality is reflected in our triple ISO certification (9001 for Quality, 27001 for Security, and 42001 for AI efficacy). These certifications not only strengthen our internal systems but also provide our clients with confidence in the quality and security of our solutions.

Looking Forward

Being shortlisted for the PropTech Provider of the Year award is a wonderful acknowledgment of our work, but we measure our success by the difference we make for our clients. As building safety regulations continue to evolve, our commitment remains: to provide innovative, comprehensive solutions that make compliance simpler, more efficient, and more effective.

We’re grateful to our clients who have trusted us with their building safety compliance needs, and to The Property Institute for recognising our contribution to the industry. Whatever the outcome at the ACE Awards ceremony, we’ll continue focusing on what matters most, creating technology and services that make a genuine difference for property managers and the communities they serve.
