I didn’t receive my temporary password email. What should I do?

If you haven’t received your temporary password email, please check your spam or junk folder. If it’s not there, contact our support team at [email protected], and we’ll resend the email.

My temporary password has expired. How can I get a new one?

Temporary passwords are time-sensitive. If yours has expired, please email our support team at [email protected] to request a new temporary password.

What is the maximum file size I can upload to BB-SCR?

The maximum file size for uploads is 5MB. If your file exceeds this size, consider compressing it.

How can I reduce the file size of a PDF?

You can use the free Adobe online tool. The link can also be found in the user guide.

What if I don't have any structural information?

There is a legislative requirement to hold structural information and to maintain the structural integrity of the building. If you do not hold this information, you should take steps to acquire it (e.g. instruct a contractor to provide a structural report) and also implement an inspection and maintenance regine to manage structural integrity. If you are about to submit your SCR to the regulator, any missing information and what you are doing or have done to obtain it, should be documented at the bottom of the Building Information page of BB-SCR so it can be included in your SCR.

Do you require documents covering a whole year, or just the most recent?

Yes. You should upload (or provide to Black Boots if using the managed service) documents covering an entire year.

Does Black Boots provide support for any feedback I receive from the regulator?

Yes. This is a paid for service and should ideally be agreed before you receive the feedback. It is charged on a per day rate, as the feedback you receive will depend on the amount of information (your Safety Case) added to BB-SCR to generate the report. Please contact one of the team if you require further details.

What if I don't have any information about the contractors who provided the risk assessments?

There is a legislative requirement to ensure only competent contractors are used on your building, this is why this information is required. There is an email template in the user guide which we recommend sending to your contractors if you have not already done so. If you are about to submit your SCR to the regulator, and this information is still missing, it should be added to the bottom of the Building Information page of BB-SCR, including details of what you are doing or have done to obtain it. This will then include this information in your SCR.

What if I don't have a safety management system and I just use pen and paper?

Whatever solution you use for making sure you complete all legislative tasks for building safety, you should document this in the BB-SCR fields provided, for each type of risk assessment or inspection. The legislation states the safety management system should be a comprehensive and proactive approach to managing building safety, with a focus on continuous improvement and resident engagement. This indicates a digital "system", however this is specifically stated. Therefore as long as you document the system you use and that system ensures compliance to the buidling safety legislation, there is no need to change. However, if you are using pen and paper, it would be appropriate to consider digital solutions.

What if I haven't completed all the actions on the FRA when I need to submit my SCR to the regulator?

Actions that have not yet been completed will remain in BB-SCR as pending tasks until you have completed them. If you have been invited to submit your SCR to the BSR and you still have pending tasks, it is good practice to convert them to "Scheduled" and to state when you intend to complete them. There is no expectation that all tasks will be complete at the time of submission. This should not affect your ability to achieve a Building Safety Certificate.
